SENECA ONE REALTY (ONE HSBC CENTER)

Launch of New Medical Suite

SITUATION
Seneca One Realty (SOR) manages and owns One HSBC Center in downtown Buffalo.  This building is the tallest building in downtown Buffalo and consists of over 30 floors and 3,200 people. SOR has available space on the 27th floor and decided to investigate creating a medical suite of companies who could provide services to tenants in the building.  SOR surveyed tenants to see what types of medical companies they would want occupying the space. The majority of respondents asked for medical companies such as; dentist, chiropractor, physical therapist, nutritionist, allergist, blood lab, etc.

CHALLENGE
Our challenge was two-fold:  Not only communicate our message in a way that would capture the attention of a business owner but also “hope” that the business owner was looking to expand their business into downtown Buffalo.

SOLUTION
SKM designed a very well written letter explaining the concept and driving recipients to an open house. The brochure was unique by design and by production. It is a closed loop circle with printing on both sides. The outside of the brochure provides information and images relative to the interior space while the inside of the brochure captures the aerial views from the 27th floor.

RESULTS
We targeted just the specific industries that we identified in the survey and mailed approximately 500 pieces.   Overall, we achieved approximately 5% response rate.
